I’m a property expert – the £5 bargain that could help you sell your home faster
A property expert has revealed a £5 product that could help you sell your home faster.
Selling your home can be very stressful, so you want to find a buyer for it as quickly as possible.
For some properties it can take months to find someone interested, says Joshua Houston, a real estate expert at Household Quoteshas shared some top tips to help you increase your chances of a quick sale.
Joshua shared that when making a good first impression, smell can be almost as important as sight.
Therefore, make sure that your home smells as pleasant as possible.
He said, “If you walk into a house for a viewing and it has an unpleasant odor, some people will walk straight back out.”
Joshua recommended keeping the windows open before a viewing to keep your home smelling fresh.
On the day of the viewing, place air fresheners throughout the house.
Air fresheners are available from Tesco for just £5, and there’s a wide choice of lovely scents.
You can also burn scented candles, air fresheners or incense to make your home extra fragrant.
Joshua added that it can put people off if your home looks messy during a viewing.
This is because it is difficult for potential buyers to see the full potential of the space and imagine what their belongings would be in the home.
He advised tidying up your house as much as possible before viewings and putting things away in cupboards, the attic or the garage.
Joshua told us that it is not only important to keep your house neat and tidy, but also to tidy up your garden before you go to view.
He said: “When people see overgrown grass and bushes on site or in real life, they may think this is too much of a challenge for them.
To remove any doubts they may have, mow the lawn and prune back any overgrown shrubs.
Home Improvements That Add the Most Value to a Home
The best renovation to add value depends entirely on your home, the local market and your potential buyers.
Zoopla shared a list of improvements that will instantly increase the value of your home.
- Loft conversion – 15% increase
- Off street parking – adds £50,000 to the property price
- New kitchen – 15% increase
- Garage conversion – 15% increase
- Basement or basement conversion – 10-15% increase
- Open living space – increase of 3-5%
- New bathroom – increase of 3-5%
“This makes the area around your home look tidier and more attractive to visitors.”
Joshua adds: “Selling your home can be a daunting time. You may have your heart set on another home, but you can’t buy it until your home is sold.
“People are often picky when it comes to making an offer, which is not surprising, because it is one of the most important decisions in their lives.
“Do your utmost to make your home feel like their home, make sure everything is in order, and remove any potential excuses buyers might use to not make an offer.”
