Subaws become the most sought after places to live in 2025, with a third of Americans moving to a quieter environment. But not all suburbs are the same.

While home buyers are looking for space to grow, good schools, a garden and a bustling city center, one American suburb stands above the rest for his old school charm and the proximity of a historic city on the water.

Summerville, SC, located 27 miles from the center of Charleston, SC, number one most commonly sought after suburb to move to this year, reports a study by Movebuddha. The population of the city is currently around 52,000.

Researchers compared the number of people who wanted to move to an area with those who tried to leave – and gave every suburb a relationship. An in-out ratio larger than one indicates a higher inflow than outflow.

Summerville was at the top of a list of an in-out ratio of 3.54. That means that for every person looking for to leave, 3.54 wants to withdraw.

In addition to the beauty of the city, the food scene and the availability of affordable houses contribute to the attraction. According to Zillow, the average home value in Summerville is $ 377,662.

Summerville began to become a desired destination during the Pandemie in 2020 and the following years, after many people who had their hearts at life in Charleston discovered that the nearby Summerville was cheaper and had great schools.

“I think that many buyers from home are more open to expanding their searches to some suburbs outside Charleston who are a little further away where the prices remain more accessible,” says Leize Gaillard, a resident of Charleston and broker on William means real estate that has more than 11 years of experience in the area.

Charleston and the suburbs around it have been a magnet for population growth in recent decades, with demand usually aimed at the historic center of Charleston, area beaches and the suburbs in between.

But although often (literally and figuratively) circumvented on the way to Charleston, the historic city of Summerville is one of the most charming areas that settle in the area, especially for those who work in industries in North Charleston, Gaillard explains.

The area is the home of many space travel, technology and military industries and a residential work traffic from Summerville takes only a few minutes.

Summerville itself feels photo perfect.

The Hart van Summerville is the historic district with a picturesque commercial main street with shops and restaurants and a surrounding residential area with astonishing Victorian garden houses that mainly date from the late 1800s, says Gaillard.

“Although this can change as Summerville grows as recognition and popularity, the price for a large historic house in Summerville is currently a fraction of what a buyer would pay for the same house in the center of Charleston or the old village of Mount Pleasant.”

In addition to the historic district, Summerville is a hub for new residential development.

“Established area activities take note and open Summerville locations of some of the favorite eating fixtures of the center of Charleston, including Hall's Chophouse, Poogan's and Taco Boy,” says Gaillard about the hot downtown restaurants that open outdoor stations.

Another professional is that as Summerville grows, residents notice that the city has more and more to offer, which is why they no longer have to brave traffic to the center of Charleston.

“As the population grows, Charleston Area -traffic has become more of an annoying one, but the more there becomes available in Summerville, the residents notice that they have everything they need within a few miles,” says Gaillard.

The schools are also standing out. For the 2025 school year there are 27 public schools that serve 29,383 students and 13 private schools with 2,817 private students. In Summerville, 91 percent of all K-12 students go to public schools.

Pendement at school is also easy for children, with many only a bike ride to the top schools such as Ashley Ridge High School, Rollings Middle School of the Arts and Summerville High School.

The area tends to vote Republican and in September 2023 Donald Trump Summerville chose as a campaign stop in South Carolina.

But what appeals the most is the prices of the houses in the city. You are useful for Charleston, but you do not pay the towering prices of Charleston to live in Summerville.

According to the Charleston Multiple Listing Service (MLS), the average price for all residential sale in the city of Summerville was $ 415,616 in the last 12 months, while the average price in the city of Charleston was $ 890,354. The highest priced sale in Summerville was $ 2.4 million and the highest sale in Charleston was for $ 18.5 million.

Summerville started as a resort city in the 1700s, when the inhabitants of the rich Charleston would escape the stifling heat of the city during the summers for a holiday in the cooler with pines -filled forests.

The city then enjoyed a population in the 1900s when the international congress of doctors in Paris declared one of the world's two best places to treat lung diseases, thanks to the healing properties of life in the pines.

Residents are also proud of their sweet tea festival, a celebration of Summerville as the birthplace of sweet tea, the most popular drink in the south.
