Kempton Park is still running the risk of being closed and brought down for housing.

The Jockey Club announced in January 2017 that they sold the racecourse to developers in an attempt to collect £ 100 million.

But the job was delayed when those plans touched the buffers against opposition of the Spelthorne Council and a number of controversial figures in the racing industry.

So the Jockey Club sold an ‘option to buy’ to Builders Redrow in September 2018, can unveil Sunracing, which means that they can buy the country for development during a fixed time frame when they want for a pre -graduated price.

The expiration date on the agreement was in 2028, although it can be extended for another two years if Redrow shows interest to continue with the purchase of the 230 -hectare site, or in its entirety or part of it.

The Jockey Club has not hidden his wish to sell land in Kempton for housing to collect much -needed funds, and in February 2020 they announced Revised plans To develop on a part of the site where the King George’s house would not be demolished.

But those plans were also sustained by the outbreak of the COVID-19 Pandemie and the Jockey Club remains in a deep financial gap, with the last series of accounts published last summer, which shows that they have around £ 54 million debts.

Spelthorne Council said that eight years ago it was unlikely that the site would be taken into account for Housing Eight, because it was considered ‘strong -performing’ Green Belt -Land.

But the New Labor government has relaxed planning laws to encourage housing, with the aim of building 1.5 million new houses before the next elections.

The Jockey Club rejected recent speculation on social media that the racecourse would be closed at the end of next year, but there is a desperate need for housing in Surrey and Redrow is still interested in developing the site, for everything they still have to activate to buy their option to buy the country.

A Redrow spokesperson said: “We have an agreement with the Jockey Club to promote Kempton Park for development, which lasted until 2030.

“Since this agreement has been concluded, we have assessed whether the site, or parts of it, can help with the delivery of the much -needed new homes in Surrey.”

The Jockey Club said: “Since 2018, Redrow has the exclusive right to promote Kempton Park as a potential site for residential development, which lasted until 2028.

“Since the agreement came into force, it has been a completely normal procedure that there are continuous discussions to see if the site, or parts of it, could play a role in tackling the need for houses in the area.

“Given the recent changes to a broader planning policy, it is no surprise that those discussions continue, but there has been no change in the status of Kempton Park in real terms.”
