King Charles ‘wants to lease Windsor Royal Lodge for £1million a year’, but Prince Andrew will have to vacate the mansion first.

The King is reportedly eager to generate commercial revenue from the magnificent house – once he can get rid of the disgraced Duke of York, who refuses to pack up and leave, The sun reported.

Andrew, who now lives in the 30-room, £30million property with his ex-wife Sarah Ferguson, signed a 75-year lease with the Crown Estate in 2003 when he moved in. He paid an initial amount of £1 million.

The agreement included a notional rent of £260,000 per year.

Andrew, who remains an outsider to public life due to the fallout from his relationship with pedophile Jeffrey Epstein, has reportedly already spent almost £7 million on extensive renovations and repairs to the property.

He has rejected all his brother’s requests to move to the smaller Frogmore Cottage.

However, sources told the newspaper they believe Charles could evict Andrew from the £30million lodge at Windsor Great Park. They even suggest he could scrap the £4million a year he pays him.

The dilapidated property is in dire need of repair and restoration, and insiders believe the lodge should be returned to Crown Estates.

An insider told the publication: ‘It could then be rented out to make money for them, the king’s coffers and the country, rather than being a drain on everyone’s resources.’

A property expert added that a rental price of £1 million per year would not be too high as the house is incredibly large and has royal connections.

Earlier this month, a document revealed that Prince Andrew must repaint his Windsor Royal Lodge with two coats of paint every five years.

The lease he signed in 2003 states that he has the responsibility to “repair, renovate, maintain, clean and preserve the house and rebuild where necessary.”

This means that the outside walls will be repainted every five years with ‘two coats of paint’ from 2008 and the inside will be repainted every seven years from 2010.

This means that the exterior decoration should have been completed last year, while the interior work will take place this year.

The document – seen by The Times – dictated that he must ‘paint with at least two coats of paint and wallpaper, polish, decorate and otherwise treat appropriately the internal walls of the building’.

Andrew signed the lease, paying £250 a week and agreeing to maintain the huge property.

But last year, claims emerged that Andrew could not afford the £400,000-a-year upkeep of the Royal Lodge, and it was reported that the Duke had been told he would have to vacate the property.

The estate is set in 98 hectares of grounds in Windsor Great Park and was once known as King’s Lodge. However, the name was changed by the Duke of Cumberland when he became King George IV in 1820.

William IV had part of the Royal Lodge demolished and for sixty years it was mainly used as a ‘house of grace and favor’ by leading members of the Royal Household.

In 1931, King George V gave permission to his son, Prince Albert, the Duke of York, and his wife to take over the estate. They moved there the following year.

They used the 30-room Royal Lodge as a private country home even after they became dukes, King George VI and Queen Elizabeth, in 1936.

Princess Elizabeth and her sister Margaret spent many happy days playing in the grounds and using Y Bwthyn Bach, the miniature thatched cottage given to the future Queen of the People of Wales in honor of her sixth birthday in 1932.

The grounds of Royal Lodge include a gardener’s cottage and the Royal Chapel of All Saints, where Princess Beatrice and Edo Mapelli Mozzi were married in 2020 in a ceremony attended by the late Queen and Prince Philip.

There is also a swimming pool and a tennis court.
