Rental prices in the UK increased by nine percent in 2024 with people who live in London Hardest hit by price increases.

So due to cash with cash, European tenants may be hard to believe that there is a residential complex on the continent where the rent has not risen in 500 years.

Located in the city of Augsburg, the Fuggerei -living complex was founded in 1521 by a German merchant called Jakob Fugger.

Fugger designed the unique residential complex to help the residents of Augsberg in Need. Since his conception, residents have been asked to pay only 88 cents/75p per year.

Surrounded by a wall, the fuggeri complex has 142 homes, over a site of 15,000 square meters. There are currently 150 residents who live there.

In addition to their 75p rental costs, residents must also say three daily prayers for the current owners of the fuggeri.

They must also ‘perform small services for ordinary well -being’. Service tracks are among other things like a night watchman or work as a gardener in the walled complex.

Potential residents of Fuggeei must meet a few criteria before they can move

A typical flat in fuggeri is approximately 60 m² with three rooms. Flats on the ground floor tend to be supplied with a small garden.

But potential inhabitants of Fuggei must meet a few criteria before they can move.

The website clarifies that only needy Catholic Augsburgs are accepted as residents.

And residents must also comply with the nocturnal evening clock of the complex.

The gates of Fuggerei are closed at 10 p.m. and residents must pay the Watchman a fee of 50 cents/42p if they come home after 10. The reimbursement rises to one euro/85p, slightly more than their annual rent, when they arrive after midnight.

If you do not meet the criteria to withdraw as a resident, you can still get a glimpse into the unusual walled complex as a tourist.

Tourist tickets for adults cost 8 euros/£ 6.78 and include access to the museum of fuggeri and a display.
