A London studio so small you can cook dinner while sitting in bed is going on the market for £1,700 a month – have YOU seen worse rental terms?

Long walks to the fridge for a midnight snack could be a thing of the past for the prospective renter of a small studio with cooking facilities right next to the bed.

A flat in Kensington is being advertised where a potential tenant can literally cook his dinner in the kitchen while sitting on the bed – for £1,712 a month.

Images show a cramped studio in West Kensington, London, with barely enough room to stand between the bed and the hob.

Plenty of natural light pours through the windows of the main ‘living space’, while the neutral tones of pinewood, cream countertops and champagne curtains add a touch of soothing ambience, despite the compact layout.

Meanwhile, the bathroom, decorated with blue tiles and white surfaces, is built with a sink that sits above the toilet and a narrow shower pushed in for good measure.

There’s an apartment for sale in Kensington where a potential tenant can literally cook dinner in the kitchen while sitting on the bed – for £1,712 a month

The property is advertised as a double studio, but with the bed in the kitchen and a bathroom where the sink is actually above the toilet, making it difficult to turn around without bumping into a surface, a double room could be generous.

The audio text states: ‘A contemporary double studio apartment located in this historic building in West Kensington, London W14.

The description also states that the apartment ‘has recently been redecorated and is delivered fully furnished.’

The advert lists the features of the property and reads: ‘It has a fully fitted kitchen. Tenants benefit from their own en-suite shower/WC with heated towel rail.’

Potential tenants are even tempted if all bills are included in the total monthly rent – including electricity, water, heating and WiFi.

Council tax must be paid separately by the tenant, but with current annual council tax payments in the Kensington and Chelsea borough ranging from £948.27 to £2,844.80, the monthly rental amount for the studio would be almost £2,000.

The advert further reads: ‘Fairholme Road is just 5 minutes from West Kensington Tube Station and 7 minutes from Baron’s Court Tube Station.

‘Charing Cross Hospital on Fulham Palace Road, LAMDA School of Drama, Queen’s Tennis Club, Chelsea Football Club, Kensington Olympia Exhibition Center and North End Road Market are also just minutes away.’

Another studio in west London, with a single bed, microwave and hob all crammed into one tiny room, went on the market in December 2023 for £275,000.

The property, opposite Harrods department store in Knightsbridge, is on the third floor of Princes Court, an art deco building on Brompton Road.

The flat has a floor space of just 10 square meters, but almost half of that is made up of furniture and utilities, leaving almost as much space as a janitor’s closet to walk around in.

Amazingly, the flat also has a full bathroom with shower and toilet, as well as a second window to the side of the building.

It has an intercom system, no ground rent to pay and a service charge of £1,000 per year applies, as well as a bargain £25 per month council tax. It has a 169-year lease.
